The mixed-use project developed by TCC Assets (Thailand) Co., Ltd, with Frasers Property Holdings (Thailand) Co., Ltd. as its development manager, comprises The PARQ Workplace – Grade A commercial offices offering 60,000sqm of column-free office space with the largest floorplate up to 5,200sqm on each floor and expansive three-metre high ceilings to support tenants’ needs – and The PARQ Life, curated retail space with healthy dining options, socially-conscious retailers, as well as world-class fitness and wellness amenities.
It is also the first mixed-use development in Thailand to receive Pre-WELL Certification and aims to be Thailand’s first mixed-use development to receive both WELL and LEED Gold v4 certification, the latest standards for sustainable and green building.
Bangkok’s Premier Sustainable Experience
To underline The PARQ’s commitment to sustainable design during construction, the building features triple-layered glass windows, allowing only 75% of natural light to penetrate through the building to avoid glare for tenants, while also simultaneously removing 25% of heat within to reduce energy usage. The PARQ’s LED panel lighting system further provides more than 50% energy saving when compared to standard lighting systems.
Incorporating the ultimate hygiene and cleaning processes, The PARQ introduces Thailand to the sector-leading germicide UVC robot and installation of UVC Emitters in its air-cooling system. The intense UVC lamps help eliminate bacteria, fungus and reduce the spread of airborne germs. The PARQ has always been committed to improving Bangkok’s perpetual air quality issue, including PM2.5 and PM10, and will provide 30% better air quality than international standards through its premium air control system for effective air ventilation.
The Smartest Journeys with The PARQ Application
These smart commitments also feature in The PARQ’s communal experiences: its 3,500 square meter Q Garden terrace, connecting The PARQ Workplace and The PARQ Life areas, are installed with SMART Poles (available at Q Garden and first floor) containing surveillance cameras (CCTV), security alert and emergency (SOS) buttons, high-speed Wi-Fi which connects seamlessly across the development, and speaker systems to provide a pleasant audio-sensory experience.
The PARQ is also the first building in Thailand and Asia to include Philips SMART Lighting technology in its office spaces, delivering motion detector illumination, smart remote switches and automated processes to provide comprehensive control while also conserving significantly more energy than industry standards. Tenants can also control the SMART lighting systems through their mobile devices, as well as monitor indoor air quality, thanks to the creation of 'The PARQ Application’.
The PARQ Application offers tenants an exceptional and convenient touchless experience, including access to their own unique QR code to use across the development, creating a contactless journey through parking, lift access and office tower entry – further aided by the development’s facial recognition technology to provide safety for tenants through contactless interactions.
Visitors of The PARQ Workplace and The PARQ Life can also enjoy this hygienic, safe, and forward-thinking experience through the mixed-use project’s advanced thermal scanning technology, as well as its Smart Visitor Registration system. These self-service kiosks feature ID card and passport scanners to provide visitors a QR code for their own touchless entry to the building. Additionally, tenants can generate personalized QR codes for visitors in advance through 'The PARQ Application’ for a smooth and convenient journey.
Visitors can also download The PARQ Application to use a unique QR Code to enter The PARQ’s parking areas, while tenants gain immediate access thanks to the building’s advanced license plate recognition technology. Responding to the growing electrical vehicle uptake in Thailand, The PARQ also offers EV charging stations to support a cleaner roadway.
This outstanding integration of smart technology and people-centric design means The PARQ, on the corner of Rama IV and Ratchadaphisek Road and next to QSNCC MRT Station, will lead Bangkok in the transition to the New Normal lifestyle as one of the premier office spaces at the heart of the city.
