Muang Thai Life Assurance hosts a grand opening to launch the "66 Tower" - The Living Workplace Solution, a 28-story Grade-A office building located in the Sukhumvit area. Built under the concept of "Human-Centric Living Workplace". The building emphasizes user-centered space design, and features a prime location with easy access to the inner economy and CBD areas, catering to the needs of modern offices.
Mr. Sara Lamsam, CEO of Muang Thai Life Assurance Public Company Limited (MTL), revealed that "66 Tower" - The Living Workplace Solution is a Grade-A office rental project located on Sukhumvit Road, near Soi Sukhumvit 66. Under the concept of 'Human-Centric Living Workplace', the project focuses on user-centered space design. The project covers an area of 4-2-32 rai, stands 28 stories tall, and offers approximately 30,000 square meters of rental space. The building was completed and fully operational since October 2021, with CBRE (Thailand) Co., Ltd. as the main office space rental agent, having a current occupancy rate of 60%.
66 Tower features diverse highlights, including modern architectural design with a focus on sustainability to meet tenants' needs. The project uses eco-friendly materials, and includes green spaces. Located on Sukhumvit Road, near Soi Sukhumvit 66, the building offers easy access to the CBD area, industrial business zones, and the Eastern Economic Corridor (EEC). It is also conveniently connected to mass transit systems, with a direct bridge to Udomsuk BTS station. Furthermore, the building is close to major expressway entrances and exits (Chalerm Maha Nakhon, Chalong Rat, and Burapha Withi expressways), facilitating quick access to Suvarnabhumi Airport.
The project also emphasizes on convenience to ensure a smooth operation for tenants' businesses. This includes the design of rental spaces in a column-free design, allowing for nearly 100% efficient use of space. This flexibility supports changes in usage and the growth of tenants' businesses. The project offers more common area amenities compared to typical office buildings, such as a greater number of restrooms and passenger elevators, providing tenants with convenience and speed, and reducing congestion in common areas. The project includes co-working spaces and meeting rooms for rent. Additionally, the building incorporates advanced technologies and innovations focused on safety, energy management, and indoor air quality control. This includes PM 2.5 dust filtration and UVGI (Ultraviolet Germicidal Irradiation) technology in the air conditioning system, the same standards used in leading hospitals and airports.
Additionally, The 66 Tower has received high recognition in the real estate industry. In 2019-2020, it was awarded "Award Winner Office Development Thailand" and "Best Office Architecture Thailand" from the Asia Pacific Property Awards, reflecting excellence in office building development and design. In 2021, It was certified as a "LEED Green Building Certification with Gold standard", demonstrating a commitment to sustainability and environmental conservation. In 2022, it was awarded the "BSA Building Safety Awards 2022" at the Gold level by the Building Inspector Association for outstanding building safety. In 2023, It received the "WiredScore" Gold certification, which is the first in Thailand to receive the certification, confirming its excellence in the global digital connectivity standards. This recognition is based on connectivity, infrastructure, readiness, and innovation.
"We understand the changing behavior of office users after the COVID-19 situation, including hybrid-workplace adaptations and the use of technology in work. We aim to apply building management systems effectively and provide flexible services to meet tenant needs. Therefore, the 66 Tower is an attractive option due to its prime location, convenient access within and outside the city, and suitability for businesses of all sizes, from startups to large enterprises that seek quality office spaces designed with users' needs in mind," said Mr. Sara.
Ms. Roongrat Veeraparkkaroon, Managing Director of CBRE Thailand, stated, "Last year, activity picked up significantly in the Bangkok office market, both in terms of new building completions and leasing transactions. Over the next three years, developers will complete more than 830,836 square meters of space, presenting an opportunity for tenants to choose an office building that aligns with their requirements, and gives them leverage in negotiating favorable rental terms. These new buildings, that meet international standards, accounting for as much as 94% of the new supply, are pursuing sustainability and wellness certifications. This will provide a much-needed boost to the aging office stock, over 60% of which is more than 25 years old. However, as long as these older buildings are well-maintained and modernized, they will retain some tenants. At the end of 2023, leasing inquiries saw a considerable increase, a trend expected to continue this year."
"The current trend in the Bangkok office market reveals that new office buildings are focusing on wellness, environmental sustainability and advanced technology to promote the quality of life and work efficiency of employees. Both Thai and multinational companies are increasingly adhering to Environment, Social and Governance (ESG) principles, as their choice of office buildings that are certified to international standards demonstrates. The 66 Tower, designed to Grade A office building standards, is a prime example of this trend. This building has not only achieved the international standard as a green building with its LEED Gold certification status, but it also holds the WiredScore Gold certification, a testament to its superior building technology standards, and another key attribute of the building."
